Major Denver TOD Project Breaks Ground

The long-anticipated transformation of the former Gates Rubber Factory into one of the Denver region's first transit-oriented urban villages has finally begun, 16 years after the manufacturing plant closed and six years after planning for the site began. Master developer Cherokee Denver, LLC, began looking at the 50-acre parcel in 2001, but it was a major transportation decision from the city that sealed its future. Cherokee Denver is a division of Cherokee Investment Partners, a Raleigh, North Carolina-based private equity firm that specializes in brownfield redevelopment. When city officials began to plan for the city's $1.2 billion light rail system in the 1990s, they focused on the Gates parcel-which is adjacent to Interstate 25 and the Platte River-as the site of a major transit hub.
