The primary consideration in selecting building components is often the initial, or construction, cost. Selection based on minimizing the construction cost may later lead to undesirably large operation and maintenance costs. Selection using a life-cycle cost analysis allows designers to minimize the owner's costs over the life of the building. This article demonstrates the use of life-cycle cost analysis in the selection of cooling equipment for a three-story office building. The recommended system would save 13 percent in life-cycle costs when compared to the system selected by the project designer. While such life-cycle cost analysis requires additional design funding, the additional investment can result in significant life-cycle cost savings for owners.
