Understanding Why DOORS LEAK

Rain that leaks through exterior doorways usually infiltrates through flashings, perimeter sealant joints, hardware,weatherstripping, in-set glazing, and thresholds. Good design, fabrication, and construction practices can limit leakage through these common paths. A more intractable problem is posed by exterior doors with low Americans with Disabilities Act (ADA)-compliant thresholds, and the requisite low-slope adjacent landings. The installation of accessible door thresholds is mandatory on egress routes and other areas that require universal accessibility. Several code exceptions provide opportunities to install higher thresholds, but they are relatively rare. Therefore, protection from direct impinging rainfall is recommended for accessible doors.
