The pace of construction projects is accelerating, as is much of our lives. For the last three decades, building owners have increasingly been selecting fast-track construction to minimize the overall time it takes for project delivery-despite inherent inefficiencies and limitations of this method. Fast-track construction has become so important that it has led to development of the first major new form of project delivery in many years. Integrated project delivery (IPD) is an attempt to improve coordination and optimize both design and construction schedules. Although there are differing relationships between owners, designers, and contractors, as expressed in various new American Institute of Architects (AIA) and ConsensusDoc contract forms, they all have fast-track construction as a common factor.
