The Most Astonishing thing about Tim Hare's leadership of this project is not that he delivered the remodelling of a grade ll-listed building in central London in a mixed-use development 20% under budget. Nor that he completed four months ahead of programme. Nor even that the quality of the craftsmanship and finishes was absolutely outstanding. It is that these badges of pride obscure just how forbidding the whole project was at its commencement.
