By analysis of property rights institution, this paper reveals the cause of the failure of property rights of urban buildings heritage and comes up with relevant resolution: to establish diversified coexistent property rights mode, which links function with type, and to set up conservation planning based on clear ownership.%运用产权制度的分析方法揭示城市建筑遗产产权失灵的原因,并进步提出解决办法:建构功能与类型结合的多元共存的产权形式,构筑基于产权明晰的保护规划设计方法.
