摘要

The purpose of this study is to explore the issues associated with the planning and redevelopment of abandoned or under-utilized industrial sites, known as brownfields. In addition, this study analyzes the various constraints and opportunities presented by a potential brownfield project.; Today's global economic forces driven by increasing competition for developable land, has required many municipalities to rethink their policies on the reuse of abandoned industrial sites. As an unintended result of public policies of the past, large inventories of these sites can be found in urban centers throughout the United States. This has created the need for the design profession to promote innovative strategies for the redevelopment of these environmentally impacted sites. Brownfields by their very nature are a stark contrast to the principals of sustainability, therefore if goals for future sustainability are to be achieved these sites must be included in the equation. The redevelopment of brownfields will present the most important design challenges as well as opportunities in the 21st century. Studies of a recent trend called "the urban renaissance" indicate an increase in families moving back to urban centers. If this trend continues over the next ten years the need for urban space will have doubled, creating a large demand for adaptive reuse of abandoned industrial sites.
