Taking into account the utility of the contract of lease both for the owner, and for the lessee, we consider it is necessary for us to know the effects this contract produces. Being a contract that transfers the use, the lease produces specific effects, regulated by the new Civil Code in articles 1786 - 1804. Even if the previous regulation is mainly maintained, the new Civil Code brings, however, regulation differences, thus resulting a compulsory mechanism that we explain for all the interested persons.
