There are about 1,000 utility-scale electric generating stations (“EGSs”) in the United States. Integrated utilities and independent power producers (GENCOs) have announced plans to cease operations at about 150 of these sites for economic and environmental reasons. Many of these EGSs are located on large, consolidated tracts of land, on the water, in or near cities. The land valuation of a 200 acre site can range from $2 million to $100 million. Many urban power plant sites have sold for $75 million an acre.Identifying and preparing the highest and best use for retired EGS sites can help owners and developers make informed decisions about decommissioning through retirement, retrofit, replacement or redevelopment and capture the full real estate value of their properties.
