Research on Optimization Mode of Comparable Case Selection Process in the Market Comparison Approach

In order to improve the precision of the real estate appraisal, base on the theory basis of real estate appraisal theory, this paper analyzed the difficulties and problems of the market comparison approach in the real estate valuation practices. The expert scoring method of the quantitative evaluation was used to quantify the factors. The AHP was used to weight the indexes. Through the use of computer technology, so as to realize the comprehensive evaluation of evaluation indexes, then selection comparable example by the scientific and objective way. The results show that this method can improve market comparison approach which reduces the error in subjective assessments and improves the accuracy of the valuation results.
