摘要

This article takes commercial real estate as the research object, introduces micro-location theory into the market comparing method, it defines spatial environmental ingredient related to regional ingredient and specific ingredient as micro-location ingredient. Then it further researches regional ingredient coefficients in market comparing method with the adoption of the plural linear regression equation. On the above all basis, this paper sets up the micro-location ingredient correction coefficients equation. Through spatial analysis method, it makes quantification of space environmental ingredients.
