Houses Life Period and Factors in Houses Replacement in Japan

Arousing public interest of the architecture inpact for environment, the importance of long life period of houses has been realized again in Japan. Considering the fact that many of the houses are being replaced despite their satisfactory conditions in physical endurance, it is necessary to search for some way to prolong its life. This paper analyzes the house life period from the survey of the present of residents action as house maintenance, extension, remodeling and replacement behavior to grasp their relation, with a goal to find ways to lead replacement-motivated factors towards extension and remodeling activities, thus promoting longer lives of houses in Japan. Consequently, detatched house life is clearly that as maintenances have great relation with resident inprovement and residents who made maintenance well are tend to make extension and remodeling, but who didn't made well are tend to make remodeling. For promoting longer lives of houses, we should endeavor to make improvement by extension and remodeling not only of the present houses but also of the future houses, it needs to build houses in consideration of making maintenance easily.
