Embodiments of the present invention relate to an apparatus for estimating a market price of real estate by using the market prices and an official land price, and an estimating method, wherein the apparatus includes: a market price information acquiring unit for acquiring the market price and official land price of the real estate which is transacted within a preset region based on evaluation target real estimate and the official land price of the evaluation target real estimate; a reference value generating unit for generating a reference value for each real estimate which is transacted based on the acquired market price and official land price of the real estate which is transacted; and a price estimating unit for estimating the price of the evaluation target real estimate by applying the generated reference value to the official land prices of the evaluation target real estate. Accordingly, the present invention can more accurately estimate the market price of the real estate.
