The paper analyzes cost control difficulties of real estate project at the construction phase,describes matters needing attention in cost management at construction phase,explores cost management measures,with a view to strengthen cost management of real estate project at con-struction phase,to protect economic benefits of construction units,and to promote the engineering smooth.%就房地产项目在施工阶段造价控制的难点进行了分析，阐述了施工阶段造价管理应注意的问题，并探讨了做好施工阶段造价管理工作的措施，以期加强房地产工程施工阶段造价管理，维护建设单位与施工单位的经济利益，促进工程的顺利进行。
