土地政策参与宏观调控的微观机理探析

摘要

应用微观经济学和产业经济学方法，通过研究中国特殊经济背景下土地政策对个体经济行为的影响，揭示土地政策参与宏观调控在促进增长和平抑波动两方面的微观经济机理。研究认为，土地政策调控应在满足微观个体选择的基础上着眼于产业结构升级和区域协调发展。土地政策对总需求的影响有限，反周期土地政策操作中不能过于强调房地产市场的作用，以避免经济结构的失衡状况加剧。%By studying the effect of land policies on individual economic behavior under Chinese special economic back-ground,the microcosmic economy mechanism is revealed that land policies can regulate the growth and fluctuation of market in macro control,using the methods including microeconomics and industrial economics. The results indicate that land poli-cies should satisfy the individual selection and focus on the upgrading of the industrial structure. It is concluded that effects of land policies on aggregate demand are limited and Anti periodic land policy operations cannot be too emphasized in real estate market,which can avoid the deterioration of economic structural imbalances.
