Rail traffic effects the housing price by chancing the accessibility of spaces. In Shanghai center city, uses the time-distance measure, and the date of sixth population census and jobs got from mobile phone date, constructs the accessibility indexes. Then, in the microcosmic and macroscopic level, analyzes the relation between spatial accessibility and housing price, and know that, in the microcosmic level, the accessibility is the basis which effect the housing price; in the macroscopic level, it plays a decisive role. By analyzing the regression model, finds the judge method, and pre-judge the development result, avoids the big project in these unsuitable zones.%轨道交通通过改变周边土地的空间可达性对房价产生影响.文章以上海市中心城区为研究对象,采用时间距离度量的方法,分别以第六次人口普查的常住人口及利用手机信令数据识别出的岗位数为权重,建立基于轨道交通的空间可达性指标,并在微观和宏观两个层面上分析空间可达性与房价的关系,得出结论:在微观层面上,较高的空间可达性是地区产生房价多样性的基本条件;在宏观层面上,空间可达性对房价的影响起决定性作用,并且通过对回归模型进行残差分析,建立判断空间可达性是否为区域发展瓶颈的方法,以此预判新增轨道交通引导区域串珠式发展的效果,避免在边际增值效应小的地区进行大规模轨道交通建设.
