Rail transport construction has entered high speed development, and rail transport is extending towards metropolitan periphery to improve urban spatial structure. The paper introduces E-TOD concept, analyzes the status quo, problems, and reasons of rail station vicinity development in Ningbo, and proposes development model and strategies: different development models for different stations, station and surrounding land use integration, expansion of station service by multiple transport connections,innovation of land reserve and development.%近年来,我国的轨道交通建设进入了高速发展期,且多数大城市的轨道交通正逐步向都市边缘区延伸,以改善中心城区与都市边缘区的交通联系,实现城市空间结构的优化调整.针对都市边缘区与中心城区的不同特点,文章引入E-TOD理念,并以宁波为例,通过分析其都市边缘区轨道交通站点周边开发现状、存在问题与成因,提出了E-TOD理念下的都市边缘区轨道交通站点周边开发模式与策略:一是针对不同类型的站点提出差异性的开发模式;二是要强化站点与周边土地利用的耦合度;三是要通过多种交通接驳方式来拓展轨道交通站点的辐射范围;四是要创新土地储备与开发管控模式.
