First,the paper analyzes the meanings of tourism commercial real estate from the development trending of commercial real estate and tourism real estate,finds that it has obvious characteristics of industrial clusters,and uses Porter case analysis method to identify the industrial clusters. Then,combined with the characteristics of tourism commercial real estate and the basic principle of GEM model,the new model(GEMP model)adds"project" factors(innovation - difference)based on the GEM model,and refines the third level indicators. Finally,uses GEMP model to analyze the competitiveness of C and B project.%首先从商业地产和旅游地产的发展趋势角度分析旅游商业地产的含义,发现其具有明显的产业集群特征,并运用波特案例分析法对其进行产业集群的识别分析.然后结合旅游商业地产特点及GEM模型基本原理,在GEM模型的基础上增加一个对因素"项目"(创新性——差异性),同时将新模型(GEMP模型)细化至三级指标.最后运用GEMP模型,对C、B两个旅游商业地产项目进行竞争力分析.
