基于住房租赁机构化视角的住房过滤效果及政策启示

         

摘要

基于住房过滤理论,建立市场住房过滤模型,分别对机构型房东的增量供给模式和存量改造供给模式的住房租赁市场过滤效果进行分析,得出两种不同供给模式对不同子市场房客的福利影响;进一步分析房客搬迁成本和机构型房东的经营成本对过滤效果的影响,指出机构型房东的低成本优势和住房租赁市场的高效率会对住房过滤效果产生重要的正面影响.基于上述分析,提出支持和鼓励新增租赁住房供给的市场行为一些建议.%According to the housingfiltering theory,this paper builds afiltering model of rental housing markets, analyzes thefiltering effects of institutional landlord's increment supply model and stock conversion supply model respectively,obtains the welfare effects of two different supply models on tenants of different sub markets. Then, further analyzes the impact of tenant relocation costs and institutional landlord's operation costs on thefiltering effect,points out that the institutional landlords' advantages of low cost and the high efficiency of rental housing market have very important positive impact onfiltering effect. Based on the above analysis,puts forward some proposals to support and encourage market behavior of increasing rental housing supply.
