The increased awareness of sustainability as an integral component of commercial development over the past several years is driving both facility managers and developers to actively investigate the incorporation of sustainable design elements and solutions into their corporate and development office projects. However, perceptions of high costs and incomplete financial analyses have resulted in a less than complete understanding of the life cycle benefits of sustainable design. Disciplined and robust financial analysis is key to accurately quantify the financial impact of sustainable design solutions on both corporate and development project proformas to understand the financial viability and value of sustainable design solutions. We believe that the model which we have developed -which quantifies costs and benefits and offers variables for different ownership/occupancy situations - is a helpful tool to demonstrate financial viability and the "return on sustainability" gained from incorporating sustainable design solutions into new office projects.
